Should the seller have a survey ready for potential buyers to see before putting the house on the market?
Buying a house in Scotland, who pays for the survey, buyer or seller?
Although theoretically it would be very helpful for the seller have a survey done for all prospective buyers, it is very rarely done and obviously, you can't be sure if it is a truly accurate and unbiased survey.
It is expected that buyers commission their own surveys when buying a house in Scotland, though expensive, you can be sure that this survey is unbiased.

Reply:We bought our house in scotland last year and we paid for the surveys for two houses we were interested in. Yeah they should but they wait for the offers from potential buyers. jammy!!!!

Reply:the buyer pays, but there is a bill before the scottish exec to have the seller pay.

Reply:The buyer at the moment but you can always put in an offer subject to survey first that way if the offer isn't accepted then you don't have that extra expense. The seller will soon have to deal with this burden in Scotland althrough as far as I'm aware it will be later than when the Home Information Packs come out in England.
